I have a question for the men?

I have been with my boyfriend now for just over 2 years, we live in 4 blocks away from each other. I live with my 5 years old daughter and he lives with his younger brother. I am his second gf ever. I clean up after him, i alsways make sur ethe foods he likes are in the house, I cook for him when he comes over. My land lord has become unbearable and I think its time to move. I applied for a mortgage and got turned down without a co-signer. When I told my bf this he asked if my mom would I said no he then asked if my grand parents would i said no and he said well im sorry to hear about that. I dont understand what I am doing wrong that after 2 years he still does nto want to rent a place with me nor buy a house with me. he tells me he loves me, wants to be with me and potentially marry me. He sees i am stuggling to keep ends together my rent is through the roof i pay almost jsut as much for utilities as rent. and i want a place that has a year for my daughter. What am I doing wrong?
